Technical Content


Technical content in detail:

Base: monolit reinforced concrete foundation slab from C30/37 quality concrete

Plinth: Leier formwork stone units reinforced with C25 concrete

Insulation against ground water: 2 layered polyglass bituminous boards

Outside walls: 30 cm thick NF porotherm bricks with mortar, with 15 cm EPS outer insulation and 1 cm inside plaster

Inside structure: 30 cm tongue and groove sound-insulating porotherm bricks fortified with reinforced concrete pillars where needed, put in ceramic frame mortar

Chimney: Individual exhaust system for every boiler

Lintels: Porotherm brick structures. Above the wider openings monolit reinforced concrete lintels

Slab: 20 cm thick monolit slab

Roof slab heat insulation: with 25 cm EPS heat insulation

Waterproofing against rain water: 2 layered Büsscher waterproofing

Partition walls: Porotherm or equivalent 10 cm thick partition wall or from rigips plasterboard structures

Inside finishes: smoothed plaster, knotted and painted with white dispersion paint in 2 layers. In some places there will be plasterboard ceiling, knotted and painted as well. In the foyers there will be suspended ceilings.

Windows and doors: Veka and Schüco plastic and metal windows and doors with 3-layered sound-and heat insulating glass panels, balcony  doors with electric shutters

Finishes: Entrance way, kitchen, living room and bedrooms: I. Class quality 7 mm thick laminate floors with foil and skirting

Bathrooms and toilets: I. Class quality R10 30x30 cm Villeroy & Boch tiles

Bathroom: tiles up to 2,10 m height our of 20x40 cm Villeroy & Boch tiles in creme colour with 5x5 mosaic decor

WC: tiles up to 2,10 m height out of 20x40 cm Villeroy & Boch tiles

Ventilation: Natural ventilation is ensured in every room. The rooms located on the inside are equipped with electric ventilators

Sanitery: Villeroy & Boch porcelain sink, hand wash, toilet bowl, bidet, toilet tank hidden in the wall with push plates, Ravak bathtub, shower tray built from Villeroy & Boch tiles, Hansgrohe Logis faucet

Faucets: 1 tub filler faucet or wall-mounted shower faucet with a shower head in every bathroom, 1 single hole sink faucet, 1 washing machine water drainage connection (except in 2 of the offices)

Heating system: Viessmann central gas boiler, with individual meters and heating control in every apartment.

Electrical installation (Legrand Valena Life switches, Codefon intercom):

  • in the hallways 1 lamp switch and 1 socket, alarm outlet, bell outlet
  • in the bathroom connection for mirror lightning and 1 socket is built, 1 socket for the washing machine and extractor
  • in the living room 7 sockets (1 socket for cable outlet is put in for the antenna cable, the internet will be connected through a media box), 2 changeover switches, 1 unipolar for the terrace lightning, 1 thermostat, installation of smoke detector cables, intercom
  • In the bedrooms 6-7 sockets, 2 unipolar switches or 1 double and 1 simple changeover switches for the room lamp and the terrace, 1 socket for cable outlet is put in for the antenna cable
  • in the kitchen 2 sockets above the countertops, a switch for the counter lighting and 2 sockets for kitchen appliances right next to it, connection is built for an oven and a stove, as well as ceiling lamp, extractor

In the foyers, the stairwell and on the garage floor there is lighting with motion-sensors.

Armatures and chandeliers are to be provided by the buyer.

Landscaping: grass on the yard and parking lot, paved driveway

Parking: According to regulations the necessary number of parking spaces are provided.

Property line: A boundary wall is being built

Continuous coordination is needed with the local authorities regarding regulations for  the construction plans of the building, therefore we reserve the right to make changes in the technical content written above.
